Land Use and Market Appraisal
Mount View Grange is a 240ha masterplanned community located in the Hunter Valley within the locality of Cessnock and accessible from the Hunter Expressway and M1 Motorway. WST Property Group acquired the greenfield site in mid-2022 and since then has been progressing development of a masterplan for a residential estate and future town centre.
What we did
Atlas prepared a Land Use and Market Appraisal to assist development planning for Mount View Grange, exploring the opportunity for a range of residential and commercial land uses.
The Study examined population growth expectations in the region and developed a profile of future market need for residential and commercial uses. Comparison was made against the observed supply response elsewhere in the region to enable WST to understand the competitive context within which development in Mount View Grange could operate.
The Study identified the land use opportunities that development at Mount View Grange could respond to, being cognisant of the likely evolution of market need and preference over the life of the development. Certain uses are ‘early movers’ whereas other uses are ‘followers’. Careful staging of the uses and development typologies will be needed to ensure vibrancy and long-term sustainability.
