Land Use Appraisal

Sydney Metro awarded the contract for development air rights above the Crows Nest metro station in 2022. A concept application for an over station development was approved in December 2020 on three sites. The Crows Nest metro is located 800 metres southeast of the St Leonards Health and Education Precinct and is accessible to Martin Place in the Sydney CBD in seven minutes.  

Third.i acquired two of the sites and sought to understand the suitability/viability of the approved uses for development.

What we did

Atlas prepared a Land Use Appraisal which analysed the implications of a structural shift in demand for office floorspace.

The analysis advised on a viable and sustainable land use vision for the two sites and recommended conversion of commercial floorspace to residential floorspace, supporting retail and affordable housing.

The outcome

Third.i was successful in amending the mix of land uses and applicable planning controls. The commercial tower is now proposed to be developed into a mixed use residential project and contribute towards provision of Affordable Housing.

The first stage of the project was launched in October 2024 and marketing has commenced.
