Land Use Appraisal
Blackwattle Bay (previously known as the Bays Market District) is an important urban renewal opportunity that will contribute to making the harbour foreshore more accessible and attractive.
Revitalisation of the precinct includes the relocation of the Sydney Fish Markets to new facilities which will support both the NSW seafood and tourism industries.
Infrastructure NSW (INSW) is leading investigations and the preparation of a rezoning proposal. A State Significant Precinct Study was publicly exhibited in July 2021.
What we did
Atlas assisted INSW as it reviewed and responded to submissions to progress the rezoning proposal. More specifically, Atlas’ role was to provide land use advice inform planning controls that will sustainably accommodate various land uses and the spatial distribution of those uses.
In August 2022 INSW submitted the Response to Submissions report together with amendments to the proposed masterplan and draft planning controls.
The outcome
The Blackwattle Bay State Significant Precinct rezoning was finalised in December 2022. The precinct controls enable a transformation of the waterfront industrial and commercial precinct into a mixed use precinct accommodating residential, commercial and retail floorspace.
