Market Appraisal
The Suburban Land Agency (SLA) is a statutory authority within the Environment, Planning and Sustainable Development Directorate (EPSDD) portfolio and is responsible for delivering neighbourhoods on behalf of the ACT Government.
Each year, the ACT Government releases an Indicative Land Release Program (ILRP). The ILRP specifies the government’s land sales for the coming four years to meet the housing needs of the population.
The SLA sought to understand if the nature of a significant escalation in market activity in 2020/21 was an anomaly or symptomatic of broader structural change to housing demand.
What we did
Atlas was engaged to investigate the supply and demand issues and the economic and market drivers that influence those issues.
The Market Appraisal examined the implications of the observed preference for detached housing typologies on the broader housing market. Understanding of anticipatory market demand would ensure lot production that is aligned to market expectations.
The outcome
The Market Appraisal’s view on future market demand and movements in the post-2021 and 2022 period was to inform the upcoming Indicative Land Release Program.
